Proposals have been submitted to Causeway Coast & Glens Council for a transformative change at Breezemount House, a Victorian gem just off Castlerock Road in Coleraine.
The historic listed property, built in 1861, is set to undergo a significant refurbishment. It will be converted from a mix of self-catering apartments and B&B rooms to seven modern private apartments.
Breezemount House, a two-storey Victorian mansion, stands vacant but remains a prominent feature within its 30-mile vicinity to Coleraine town.
Previously functioning as holiday accommodation, the house’s original layout had been altered with partitions to create various self-catering and B&B units. These units, however, have been described as being in poor condition, featuring outdated layouts and subpar materials that compromised safety and overall quality.
The new proposal aims to rejuvenate Breezemount House, converting the ground and first floors into seven contemporary, self-contained apartments.
Notably, the renovations will respect the building's heritage, with no alterations planned for the existing structure. Instead, efforts will be made to restore and enhance its Victorian charm.
Internally, the apartments will be outfitted with high-quality materials and fixtures that echo the Victorian style.
New division walls will be installed to enhance soundproofing and fire resistance. Original ceiling decorations will be preserved, and fireline and sound isolation boards will be incorporated into a lowered ceiling design.
The external grounds of Breezemount House, adorned with mature trees, shrubs, and plants, will remain intact and be repurposed as amenity space for residents.
This outdoor area will provide an attractive setting for relaxation and recreational activities, complementing the new living spaces.
Additionally, the development will feature a screened bin storage area, a designated space for rotary clotheslines, and 12 parking spaces, including one for disabled access.
Accessibility is a critical consideration in the plans. A graded access ramp and appropriately positioned switches and sockets will ensure the apartments are user-friendly for disabled residents. Each apartment will also have a central door communication system to facilitate visitor and delivery access.
Breezemount House’s existing access via Castlerock Road will continue to serve both vehicle and pedestrian traffic, with the current tarmac driveway and visibility splays deemed sufficient. An additional pedestrian gate on Model School Road offers an alternative route for residents.
The developers are confident that the conversion will enhance the property's status without affecting its exterior.
The project also aims to address environmental concerns by using sustainable materials where possible.
This renovation promises to deliver high-quality, modern living spaces while preserving Breezemount House's historical integrity. With an attending warden/caretaker on-site to manage maintenance and resident concerns, the project is poised to offer a secure and attractive living environment.
If approved, this development will meet the current housing demand and ensure the preservation and enhancement of a fine example of Victorian architecture for years to come.
The application will go before the Council's planning committee in the coming months.
